House wiring quotation checklist: compare the scope before the price

Give contractors the same scope so their quotations can be compared line by line.

A house-wiring quotation is useful only when you know what work the price covers. One electrician may include switches, protection devices, testing and wall repairs. Another may quote labour for a much narrower job. Comparing their totals without the scope can make the cheaper offer misleading.

Give every contractor the same room plan and requirements, then ask for a written quotation. This guide is a purchasing checklist, not an electrical design or a schedule of local market rates.

Describe the project before requesting a price

State whether this is a new installation, an extension or rewiring of an occupied home. Include the usable layout, number of floors, rooms and appliances needing dedicated provision. Note whether concealed routes already exist and who can authorise access to shared areas.

For an existing property, ask for a site inspection before treating a calculator result as a final contract price. Hidden conditions and the intended installation method need to be assessed on site. If you rent or live in an apartment, clarify the approvals and access needed from the owner or association.

Agree what an electrical point includes

“Per point” is not a complete specification. Ask how the contractor counts a light, fan, socket, two-way control or dedicated appliance connection. Get the definition written into the quote and confirm whether associated wiring, conduit, boxes, plates and terminations are included.

Do not add a per-point total to an area-based estimate as though they automatically describe separate work. They may be alternative ways of quoting the same installation. Our house wiring cost calculator provides a planning breakdown from your inputs; the contractor must explain how their actual scope maps to it.

Use the same comparison sheet for every contractor

Quotation lineWhat to request in writing
Points and circuitsA room-wise list, count definitions and provisions for the named appliances
Wires and cablesManufacturer, product specification, proposed quantities and design responsibility
Switches, sockets and accessoriesProduct range, quantities and any excluded fittings
Distribution and protectionWhat equipment is included and who specifies and installs it
Labour and civil workInstallation, chasing, closing routes, wall finishing and debris removal
CompletionTesting, handover information, taxes, payment stages and warranty terms

This is a comparison template, not a universal list of legal requirements. Ask the designer or qualified electrician to specify the work appropriate to your property and current applicable requirements.

Ask for specifications, not only brand names

A brand name alone does not identify the exact product being supplied. Record the product range and specification, and ask how substitutions will be approved. Where a standard or certification is claimed, ask for the relevant product details and documentation.

The Bureau of Indian Standards’ standards information service is a starting point for checking a cited standard. A link to BIS is not confirmation that a particular contractor or product has been certified.

Do not choose cable size from house area alone. Our cable-size calculator helps explore load and installation inputs, but a qualified professional must assess the actual circuit and installation. Keep that design decision separate from deciding which quotation has the lower total.

Check exclusions before work starts

Ask whether the quote includes decorative light fittings, fans, appliance installation, utility connection work, earthing work, civil finishing and removal of old materials where relevant. An item can legitimately be excluded, but it should be clear who will provide it and whether it needs a separate quotation.

Agree how extra work will be priced and approved. If quantities are provisional, ask how they will be measured at completion. Keep a record of changes to the room plan so an added socket or relocated circuit does not become a surprise at the final bill.

Include handover in the discussion

Ask what testing and records will be provided, how circuits will be identified and whom to contact if a problem appears. Discuss warranty coverage for workmanship separately from the product manufacturer’s warranty. Avoid vague assurances that “everything is covered” without the written terms.

For a compact-home starting layout, try the 1,000 sq ft wiring preset or the 2 BHK wiring preset. Adjust the inputs to your plan; a floor-area label does not establish the number of circuits, cable length or final cost.

Common questions

Should I choose the lowest quotation?

Compare matching specifications, inclusions, exclusions and completion responsibilities first. A lower total is useful only when you understand what differs.

Can I get a final wiring price without a room plan?

You may get an indicative budget, but important quantities and site conditions will remain uncertain. Ask which assumptions the contractor used and what inspection is needed before the price becomes firm.
